What Sets the Cost of a Move-Out Clean in Maple, Concord and Woodbridge?

Pricing guide.

A move-out clean has no published price: it is quoted from the empty home. Here is what an empty home changes, and what to send so the quote comes back close the first time.

The short answer

There is no published price for a move-out clean. It is quoted from the empty home, once the scope has been reviewed. That holds in all three communities. The starting prices on the homepage are for regular visits and Airbnb turnovers.

Deep cleaning, move-out cleaning, and post-construction cleaning are not covered by these starting prices and are quoted separately once the scope has been reviewed.

Four things set the quote. The size of the home. The condition the movers leave it in. How much detail work is in scope. Whether trades come back after the clean. Two empty suites of the same size can be nothing like the same job, if one was looked after through the whole tenancy and the other comes with years of oven grease and a mark on every hallway wall, which is why the quote follows a look at the real home and not a line on a price list.

The full scope, room by room, is on the page for move-in and move-out cleaning in Vaughan. Not moving? What regular house cleaning costs has the published figures. For a home you still live in, see what sets the cost of a deep clean.

What an empty home changes

A move-out clean is not a regular visit done faster. The furniture is gone. That changes the job.

The insides are in reach

With the cupboards cleared, what a lived-in home keeps hidden is open at once: inside the oven and fridge, inside every cabinet and drawer, the pantry shelves, and the closet shelves and rods. Nothing has to be lifted. That makes the work more predictable. It also puts the insides in the quote. Say which ones you want done. An oven with years of grease takes longer than one wiped last spring.

Marks show once the furniture leaves

Where a bed stood against a wall for years, or where a picture hook held a frame, nothing shows while the room is furnished, and all of it shows the morning the movers leave, when daylight reaches walls and floor edges nobody has looked at since the furniture went in. Wall marks are treated as gently as the paint allows. Anything that needs a repair is flagged. It is not scrubbed.

Floors go last

Floors go last for a plain reason: every other task in an empty home, from the top of a door frame to the back of a closet shelf, drops dust or drips onto them, so they wait until everything above them is done, and only then is the home left dry and ready for whoever walks it next. That order is the same in every home.

What the walkthrough looks for

After the clean comes the walk. A landlord, a property manager or a buyer walks an empty room the way an inspector does, ceiling corners to closet floors, opening the oven, pulling out a drawer, running a hand along a shelf and looking hard at the wall where the bed used to be, and in a bare room there is nothing left to pull the eye away from any of it.

Read the move-out instructions in your lease first, and any checklist from the landlord or the building. No generic checklist knows what yours asks for. Selling? Ask your agent. A clean removes soil. It cannot fix failed caulking, worn fixtures or permanent staining. Those are pointed out to you. No clean can promise how a walkthrough will go.

Photograph every room once the clean is done, in daylight, for your own records. Doing part of it yourself? The move-out cleaning checklist for tenants goes room by room.

Three empty homes

The same four things set every quote. What they look like depends on the home.

A Maple house with a finished lower level

Most of Maple was built from the 1980s on. In a subdivision house, a finished lower level counts as rooms in the quote. So does a mudroom off the garage. Say whether the lower level has a bathroom or a second kitchen. Empty, it is a whole floor of closets and floor edges that a furnished visit would have worked around, and it belongs in the request with the main floors and not as an afterthought on the morning of the clean. If the garage is part of the handover, say so. More on house cleaning in Maple.

A Concord condo suite near VMC

In the towers around VMC station, the building sets part of the schedule. The move elevator is booked for the truck. The clean has to land after it. Send the elevator slot, the concierge sign-in, visitor parking and the time the keys go back, because the clean has to fit between the truck leaving and the keys changing hands, and building access is far easier to settle when the visit is quoted than on the morning of the move. A locker or a balcony in the handover goes on the list too. The unit type changes the logistics. The work stays the same. More on house and condo cleaning in Concord.

A Woodbridge house with a basement kitchen and a back entrance

In a multi-level Woodbridge home, the lower level is a floor of its own. Once it is empty, a basement kitchen needs the same inside work as the one upstairs, appliance by appliance and cabinet by cabinet. A back entrance used every day shows it on the floor and the door frame once the mats are gone. List the lower level with the main floors. Say which door to use on the day. List any garage to be emptied. More on house cleaning in Woodbridge.

What to send for an accurate quote

A move-out quote is only as close as the picture it is built from. Send these with the request.

  • The rooms. Count the bedrooms and bathrooms on every level. Add anything outside the unit that is part of the handover, like a locker or a garage.
  • Photos. The oven, the fridge, the bathrooms and any marked walls. Empty rooms are best. If the boxes are still in, say what will be gone by the day.
  • The dates. When the movers finish and when the keys change hands. In a condo, the elevator booking too.
  • Whether trades come back. A painter or a repair booked after the clean puts dust back on clean floors. Book the clean after them.
  • A move-in as well? Send both addresses and both key dates together. A move-in clean is the same visit, run the other way.

The scope and price are confirmed before you book. Request a quote with those details, or read how booking works first.

  • Stainless steel range hood beneath white kitchen cabinets
  • Finished bathroom with a white vanity, toilet, bathtub and tiled surround
  • Cleaned bathtub and white tiled walls with toiletries arranged at the sides
